We assist users throughout the property journey — from discovery to site visits and final coordination — by connecting buyers with brokers and sellers in an organized and guided manner.

Our platform enables users to explore properties through detailed listings and short-form visual content, making discovery faster and more engaging. Users can access property details, review relevant information, and take the next steps toward visiting or proceeding with a property directly within the platform.

Our Property-Check Process

To improve transparency and reduce risks, Zamin Dekho follows a structured property-check process before listings are showcased. This process may include:

• Review of available property documents and basic background inputs.
• On-ground validation such as location checks, photos, videos, and timestamps.
• Broker-level quality assessment based on past activity, ratings, and user feedback.
• Screening of property details to identify visible inconsistencies or potential red flags.

Payments & Fees

In certain cases, users may initiate property-related payments through integrated payment systems within the platform. These transactions are processed through secure third-party payment gateways. Zamin Dekho does not directly hold or control transaction funds.

Zamin Dekho may charge service or facilitation fees for supporting and coordinating transactions. These charges are communicated clearly to the relevant users during the process before any payment is made.

Our goal is to reduce uncertainty in real estate transactions by combining structured verification, clear information, and guided support — helping users move forward with greater confidence.

Welcome to Zamin Dekho. By accessing our platform, you agree to be bound by these Terms and Conditions. Please read them carefully before using our services or participating in our secure Deal Room.

1. Platform Role (Tech & Intermediary)

Zamin Dekho acts as a secure intermediary and technology platform connecting property buyers and verified brokers. We provide services for premium property verification, booking requests, GPS-verified site visits, and secure Escrow Token payments. We are not the legal owners of the properties listed.

2. Premium Verification Fees

Any fees paid for "Premium Verification" (e.g., ₹499) cover background and legal check services by our network and are strictly non-refundable once the process is initiated.

3. Property Listings & Accuracy

While we use live-capture technology and timestamps to verify property existence, the final legal verification (Registry, Khatauni, Encumbrances) remains the responsibility of the buyer. Zamin Dekho is not liable for legal disputes arising post-registry.

4. Broker Code of Conduct

Brokers are strictly monitored via our Quality Control system. Maintaining an average rating below 3.0 or receiving multiple warnings will result in reduced visibility or permanent ban from the platform.

Privacy Policy

Your privacy is our priority. This policy outlines how Zamin Dekho collects, uses, and encrypts your data to ensure maximum security.

1. Data We Collect

• Personal Information: Name, Email, Phone Number (verified via Twilio/OTP).
• Location Data (Crucial): We collect real-time GPS coordinates only when you activate the "Secure Deal Room" or use the "Live Property Capture" feature. We do not track your background location.
• Device Information: IP Address, browser type, and OS for security and anti-fraud monitoring.

2. How We Use Your Data

Your data is strictly used to facilitate secure property transactions. Phone numbers are shared with brokers only after a site visit is officially scheduled. We never sell your data to third-party marketing agencies.

3. Data Security & Encryption

All chats inside the Secure Deal Room and payment transactions (via Razorpay) are secured using 256-bit SSL encryption. Passwords are cryptographically hashed using bcrypt before being stored in our secure database.

Refund & Cancellation Policy

We understand that real estate decisions require careful thought. Our refund policy is designed to be fair, transparent, and hassle-free based on the type of payment.

1. Premium Verification Fees

Payments made for "Premium Verification" (typically ₹499) are Non-Refundable as they cover immediate background and legal services provided by our team.

2. Escrow Token Bookings

When you pay a Token Booking Amount via our Escrow system after an admin sets the fee, the property is reserved for you. If you change your mind within the first 24 hours of the token payment, you are eligible for a partial refund.

3. Non-Refundable Deductions

If you request a cancellation within the 24-hour window, a fixed sum of ₹10,000 (comprising the Zamin Dekho Platform Fee and the Broker Consultation Fee) will be deducted from your total Token Amount. The remaining balance will be refunded.

4. How to Request a Refund

To request a refund within the 24-hour window, you must initiate the request via the Support Chat Panel located in the "My Bookings" section of your Dashboard. Requests made after 24 hours will result in zero refund.

5. Processing Time

Approved refunds are processed from our Escrow account. It typically takes 5 to 7 business days for the funds to reflect in your original source of payment (UPI/Bank Account) via Razorpay.
